International property consultant, Colliers International, has successfully brokered a collective deal of 37 freehold retail units at Kovan Centre for S$22.2 million or approximately S$540 per sq ft.
Located at 9 Yio Chu Kang Road, Kovan Centre is a four-storey commercial-residential development with a 69-lot basement car park. The 37 strata retail units – comprising various retail shops, a supermarket and a food court – are spread out across the first two levels, occupying a total area of approximately 41,129 sq ft.
The subject property was sold to three wholly-owned subsidiaries of Roxy-Pacific Holdings Limited which is a home-grown specialty property and hospitality group.
Under the 2008 Master Plan, Kovan Building is zoned for “Residential and Commercial” use.
The immediate locality is mixed residential and commercial, with prominent developments including Serangoon Sports Stadium and Swimming Complex, Upper Serangoon Shopping Centre, as well as private residential developments and HDB flats in the Serangoon and Hougang Estates.
